Great Location in Historic Neighborhood

I am listing a nice one bedroom unit in this condo association which has improved a lot since my first sale in 3201 in 2006. So many units have been updated along with common areas in the condo association. There are 71 units in the condo association. There are one,two and a few three bedrooms. Many of the units have been highly updated during the last 5 years. The complex has also done some recent updates. Painting the exterior of the units along with rails really gives the complex a great look. There is 24 hour security by the front gate.
The common areas in the middle of the building has a great courtyard, swimming pool, patio, fountains and garden. The condos have an elevator and many steps to get to condos on the second and third floors. Great to open the door and be outside on the covered walkways. Almost all the units have storage closets at either end of the condos. There is a laundry for the units on the left end of the courtyard. The parking in the rear of the building is gated and spots are assigned. Walk out the back door and into the large parking lot.
It is a great location for parades and easy walks to the neighborhoods. Close to Louisiana Avenue. Not a long walk to Magazine Street. Having the streetcar in front of the complex is a big plus.
There is a new management company for the condo which is a really god improvement. GNO Management does a great job with all the condos they manage. This a a great great improvement by the condo association.
The association is a good place for second homes, students, and primary homes. I have sold several second homes and several to students going to med school and college. Over the years so many units have been really updated and that helps the condo association update many common areas.
Always good for an agent who is selling or buying to know a lot about the condo association and what the future will be like. Experience Matters!
