One of the first things a buyer needs to do is talk to a lender about the loan and loan process if not paying cash. A local lender knows the market the best. I can recommend lenders who have been successful and easy to work with my past clients. When making an offer it really helps to have a pre-approval letter from a local lender.
As a cash buyer we can talk about your other expenses on the purchase. A cash purchase is like getting a small discount because it is cash. Most of the time the buyer has to verify the cash to the seller within a few business days of the offers acceptance.

It will also show you sales and what is going under contract. A great way to learn about the market. We as agents get a copy of what is an automated email and you can then question us about the new listing.
