Luxury New Construction in the Marigny

      New Luxury Construction of townhouse style condos in the Marigny Neighborhood of New Orleans that was home to Hubig’s Pie Bakery before it burned down several years ago. The units came on the market in Auguest of 2017. The 8 units are all high end units ranging in size from 1695 sq. ft. to 1860 sq. ft.

      The condos have 10 ft. ceilings, wood floors, floor to ceiling windows, open floor plans, 2 bedrooms, individual courtyards, balconies, secure gated parking,gas fireplaces, gas ranges and no carpet.  The condo fees are rather moderate for what you get as electricity and water are included in the monthly fees. The fees range from $456 to $546 per month. That includes upkeep and insurance on the units.

     This is one of the first Luxury Condo Complexes in the area. The prices range from 615k to 735k. The prices may take them a while to sell as not many buyers can afford that price. Too expensive for a second home. I always wonder why people would not split something like this 50/50 for a second home. They would then get a lot for their money.

       The condos have been well built and super finished. It is an easy walk to the French Quarter.  Calling them Luxury Condo Townhomes is 100% correct and few things like this exist in New Orleans. 

        The only thing I would have done differently is to make more of the units and price then less so more people could afford them. Have 16 units averaging 300-350k would sell faster in this market.
